Measure before you shop
Measure the room, the doorways, hallways, stairs and elevators the piece must pass through. Write the numbers down and take them shopping.
Tape the footprint of a sofa or table on the floor to see how it affects walkways.
Check ceiling height for tall pieces and the height of windows for low ones.
Keep a notebook with measurements for every room and doorway on your phone. You will use it every time you shop.
Think about use
A sofa for movie nights needs different cushions than one for formal entertaining. Consider who sits, how often and what spills.
Decide how much seating you really need and whether guests visit often.
Write a short list of must-haves, such as depth, firmness, storage or pet-friendly fabric.
Sit on every sofa you are considering for at least ten minutes. Notice depth, support and how easy it is to stand up.
Check construction
Good frames are solid hardwood or sturdy engineered wood with joints that are glued, screwed or doweled. Springs, webbing and foam should feel supportive and resilient.
On case goods, look at drawer joinery, smooth glides and solid backs.
Ask how long the maker expects the piece to last and what repair options exist.
Pull out a drawer in the showroom and check that it glides smoothly. Look at how corners are joined.
Choose fabrics wisely
Fabric ratings measure abrasion and care. Performance fabrics resist stains and fading, leather wipes clean and develops character and natural fibers feel relaxed but can wrinkle or stain.
Ask for samples and look at them in your light.
Check cleaning codes so you know how to care for the piece.
Ask for a larger fabric sample and take it home. Rub it, spill water on a corner and see how it looks in your light.
Plan lead times and delivery
Custom and special-order items can take weeks or months. Confirm delivery windows, who will inspect the piece and what happens if something arrives damaged.
Schedule white-glove delivery for large items.
Order in an order that makes sense: large upholstery first, then tables and accessories.
Confirm delivery routes, including stairs and elevators, and have someone ready to open doors on delivery day.
Mix sources
A room looks richer when pieces come from several places: retail, vintage, custom and handmade. Mix finishes and shapes with a common thread of color or material.
Invest in the pieces you use most, such as the sofa and bed.
Save on items that are easy to change, such as pillows and accessories.
Make a list of pieces to buy now and later, so your plan keeps its shape as you add items.
Measure everything, think about use, check construction and fabric samples and confirm lead times before you order.
